Küçükkuyu is a small seaside town at the northern tip of the Edremit Bay, part of the Ayvacık district. Its typical building stock consists of fishermen's houses, two- to three-storey stone or rendered buildings opening onto narrow streets, and coastal holiday homes built over the last 20 years. The core problem of renovation here is not like that of a concrete-frame flat in Ankara: salty wind, rapid UV ageing and damp winter air can halve the lifespan of materials. Why is renovation different in Küçükkuyu?
The enemy of seaside buildings is salt ions. In the 200 m band closest to the shore, the surface of metal fittings, screws and timber on the exterior is constantly washed with a thin layer of salt. This layer:
- Rusts iron / steel elements.
- Breaks down the binder of the paint, dulling the facade colour and lifting flakes.
- Forms salt crystals on timber surfaces and bursts the grain.
On top of that, the south-western (lodos) winds in winter carry rain horizontally against the facade. That is why a fishermen's house demands a material and detailing discipline far beyond a “normal” city renovation.
Suitable materials and application choices
- Exterior paint: Silicone-based or silicone-micro-emulsion types that are water-repellent (hydrophobic) yet breathable (vapour-permeable). Acrylic paint dulls on a seaside facade after the first year.
- Render: Instead of cement-based, we use a lime-cement mix on the facade with a thin acrylic-reinforced finish coat; it is both flexible and breathable.
- Joinery: If you want to keep timber joinery, choose iroko, oak or thermowood; standard pine wears out in 3–4 seasons. If PVC or aluminium is preferred, the hinges and fittings must be 304 / 316 stainless steel.
- Screws and exterior fittings: All visible screw heads must be stainless steel; metal railings get an epoxy primer + alkyd top coat, or galvanised painted steel.
- Roof: Marseille tiles are a good choice for preserving the original look; a breathable waterproofing membrane is laid beneath them.
- Indoors, matte anthracite / pastel-tone ceramics, restrained timber detailing and large windows opening to the sea light give a feeling of space without disturbing the fishermen's house character.
How does the process proceed?
- First a facade scan: render blisters, cracks, open joints and protruding stone surfaces are noted.
- Joinery inventory: which joinery can be repaired and which must be replaced — we prefer repair using wood filler.
- Plumbing: In coastal houses, water plumbing suffers combined chlorine + salt corrosion; if old galvanised runs exist, they must be fully renewed.
- Insulation: We close the thermal bridges running from wall to facade, both for indoor comfort and condensation control.
- Paint and finish: The facade is painted on a dry, windless day when the air is between 12–28 °C. Early morning is ideal by the sea.
- Interior: Natural timber details are refreshed with sanding + oil varnish; special ventilation is arranged for the kitchen and bathroom for the humid environment.
Common mistakes
- Mistaking galvanised nails for “stainless” — seaside air finishes off galvanising too in 2-3 years.
- Choosing acrylic paint on the facade — it does not last long on a surface washed by horizontal rain.
- “Sealing” timber joinery under a thick layer of paint — timber that cannot breathe rots from the inside.
- Using plastic-based paint on interior render — it leads to condensation and mould on the inner surface of a wall facing the sea.
- Mounting the air-conditioner outdoor unit too low — it is exposed to saltwater splash during the winter lodos, and the compressor gives out in 3-4 years.
What to look at during the survey
- The house's distance from the sea and the prevailing wind direction.
- Areas on the facade with salt stains, render blisters or rust marks.
- The type of existing joinery and the hinges / handles.
- The seating of the roof tiles and any signs of leakage.
- The existing ventilation in the bathroom and kitchen — do the fans work, and does the air duct lead to the exterior?
- Salt accumulation (whitish stains) on the garden / terrace floor.
Factors affecting duration and cost
A renovation of a roughly 100 m² coastal house in Küçükkuyu takes 2–3 months in a near-comprehensive scenario. The main cost drivers are joinery (timber restoration or full replacement), the choice of facade system, roof maintenance and the extent of plumbing renewal. Designing the winter shut-down system properly for holiday use is also critical for both comfort and lifespan.

How often should exterior paint be renewed?
At a distance of 100 m from the shore, on average every 5–6 years, extending to 8 years with the right system. What really determines the lifespan is the groundwork: crack filling, joint filling and the bottom ridge detail.
Should I prefer timber windows or PVC?
If you want character and long life, iroko/oak timber; if you want no maintenance, high-quality PVC. We do not recommend cheap aluminium for a coastal house — unless the profile has a thermal-break bridge, condensation and salt corrosion are quick.
Does the house have to be completely emptied during the renovation?
For a full renovation, yes; the level of dust and plaster is not liveable. For partial work (for example only the bathroom or the facade), it may be possible to erect scaffolding on the exterior and keep living inside.
How do we protect a house that will stay closed during the winter?
Turn off the water meter, drain the plumbing, and place moisture absorbers so that relative humidity does not rise above 60–65. If there are automatic shutters/blinds, keep them closed. If there are small cracks in the paint and joinery, be sure to seal them before winter.
