Havran and its surrounding villages lie where the foothills meet the plain in the inner part of the Edremit Bay region. The housing stock here is largely 30–70 years old: houses with masonry brick, stone or adobe walls and timber beam ceilings. These houses cannot be renovated the same way as a concrete-frame flat in the city. Hammering on a masonry wall, disturbing the moisture balance of adobe, or placing haphazard loads on timber beams leads to serious structural problems. This article is a summary of what we at Yamanlar Renovation have learned on site in the village houses of Havran.

Why is renovation different in Havran?

Havran's climate differs from that of the coastal districts: winters are harsher, rainfall is seasonal, and summers are dry and hot. Over the years, this cycle leaves moisture-and-drying cracks in adobe and rendered stone walls. Most of the building stock was constructed without any thought for thermal insulation; window frames are mostly old timber or first-generation aluminium. The plumbing is a mix of galvanized pipe, old PVC and, here and there, earthenware lines.

That is why, when planning a renovation in Havran, we consider three things in parallel: structural integrity, the moisture–insulation balance and plumbing safety. Sacrificing one for the other comes back two years later as mould on the wall, cracks in the ceiling or a water leak in the bathroom.

Suitable materials and application choices

The most important rule for adobe and stone walls: do not stop the wall from breathing. Cement-based render and synthetic exterior paints trap the moisture inside the adobe and, within a few seasons, cause mould on the inner surface of the wall and the render to blister and fall away. Instead:

  • For interior render we prefer lime-based or lime-cement mixes.
  • For exterior render mineral-based, silicate or silicone-micro-emulsion paints — they let moisture vapour out and keep water from coming in.
  • For insulation mineral wool is a suitable choice for the exterior; before bonding XPS/EPS boards to an adobe wall, the wall's moisture profile must always be measured.
  • For ceilings timber beams are usually still load-bearing; instead of removing them, sanding and protecting them with natural oil or a water-based clear varnish is both an aesthetic and an economical solution.

For interior flooring, if original stone or timber flooring exists, it should be preserved; if not, it makes sense to choose tile ceramics or terracotta with high moisture permeability. Laminate flooring has a shorter lifespan in village houses with high humidity.

How does the process proceed?

The typical sequence we follow in Havran village house renovations is:

  • Survey and measured drawing: on-site measurement, identification of the wall construction (stone / adobe / brick / mixed), moisture measurement, and a plumbing map.
  • Structural check: inspection for insects/rot in timber beams, joint inspection on stone wall surfaces, and crack monitoring in arched/vaulted sections.
  • Demolition: layered removal of old render; cleaning wall surfaces so that panels and plumbing runs can be traced.
  • Plumbing: galvanized runs are fully replaced; PEX-AL-PEX or PPR hot/cold lines are laid. For electricity, earthing and the fuse board are always upgraded.
  • Insulation and render: insulation system on the exterior, a lime-based coat in the interior render, and a decorative finish coat or breathable paint.
  • Finishing work: joinery, kitchen, bathroom, parquet / tile, and restoration of timber details.

Seasonal planning matters too: on an adobe wall, exterior work is not started between late October and March; the risk of frost damages the render. Hot, dry days are chosen for applying varnish or oil to timber beams.

Common mistakes

  • Cement render on adobe walls — the most frequent mistake we encounter. It traps moisture and blisters after two winters.
  • Hiding the timber beams — covering them with drywall kills the character and hides the rotting process.
  • Laying new wiring over the old electrical installation — a fire risk. The installation must be rewired from scratch.
  • Neglecting rain gutters — drainage at the base and along the foot of the wall is the most commonly skipped item in village houses; it is the main cause of damp problems.
  • Forcing “fast” drying — render and screed must dry at their natural pace; forcing them with heaters leaves surface cracks.

What to look at during the survey

If you are buying a village house in Havran and planning a renovation, be sure to note the following at the survey stage:

  • What material the wall is made of (stone, adobe, masonry brick, mixed).
  • The condition and spacing of the timber beams in the ceiling.
  • The type of existing plumbing (galvanized / PVC / copper) and the age of the panel.
  • The condition of the roof covering and purlins — is there a waterproofing membrane under the tiles?
  • The slope running from the garden towards the foot of the wall and the rainwater path.
  • The floor structure beneath the wet areas — bathroom / kitchen.

Because every surface we open up reveals new information: sometimes a stone wall appears beneath the adobe, and an old niche may emerge from behind the stone wall. The main cost items are: plumbing renewal, insulation, roof maintenance, joinery and final finishing work. Demolition should only be considered if there is structural cracking in the walls, extensive dissolution of the adobe, or subsidence in the foundation.

Can we install a heat pump in a village house?

Yes, and it is efficient in Havran's climate. The insulation and joinery should be renewed first, and then an air-to-water or air-to-air system sized. Installing a heat pump in a poorly insulated building raises the electricity bill.

Is it possible to preserve the old timber windows?

Mostly yes. Rotten sections are repaired with special wood filler and part replacement, a draught seal is added, and if the hinges are suitable for double glazing, the glass is changed. It is possible to keep the character while providing modern comfort.

How long does the renovation take?

A typical village house renovation takes between 2.5 and 4 months. Demolition + plumbing + insulation takes roughly 6 weeks, finishing work 4–6 weeks, and the exterior and garden surroundings 2–3 weeks. It varies with the season and weather conditions.
