Edremit Renovation Prices 2026: Cost Drivers and a Transparent Quote Guide

“How much does a renovation cost in Edremit in 2026?” — a question we get often, but it would not be honest to answer with a single figure. Because two bathrooms of the same square metre can differ by up to 2 times depending on material and detail choices. As Yamanlar Renovation, we have been working across the bay for years; in this guide, we honestly explain the items that determine the price and share the points you need to consider when getting a quote.

Why don't we give a price per m²?

Giving a ready-made per-m² figure is misleading for three reasons:

  • Material quality (for example, the difference between economy tiles and premium natural stone is significant) accounts for 30-50% of the total cost.
  • The building stock is diverse — hidden surprises (rusty pipes, rotten joinery, damp screed) are more likely to appear in an older building.
  • Season, material supply and the exchange rate can affect the price on a weekly basis.

That is why, instead of a closed per-m² figure, our standard is an itemised quote.

📊 2026 Edremit Bay general market range ~10,000-18,000 TRY/m². This range is a research reference for a turnkey summer-home renovation with mid-range materials, including bathroom, kitchen, paint, flooring and typical electrical/plumbing renewal. The exact price varies with the building's condition, floor area, material grade and scope of work — you receive a firm quote 24-48 hours after a free survey.

The main items that determine renovation prices

1. Demolition and debris disposal

Removing old tiles, plumbing and cabinets + disposal of the municipality's rubble bags. Varies depending on elevator usage fees or protected exits in apartment buildings.

2. Plumbing (water + electricity)

Switching from galvanized pipes to PEX-AL-PEX or PPR, upgrading the fuse box, earthing. The item that creates the most surprises in older buildings.

3. Plaster and screed correction

New interior plaster and sloped screeds for bathrooms. The condition of the existing surface determines the price.

4. Waterproofing

Brush-applied membrane in wet areas such as bathrooms and kitchens. An item that must not be skipped.

5. Cladding materials

Tiles, natural stone, parquet, paint. We recommend choosing by performance, not by brand.

6. Kitchen / bathroom cabinets and countertops

Ready-made furniture, custom-made furniture or carpenter work come at different budgets. The countertop material (quartz / natural stone / compact laminate) is a separate item.

7. Sanitary ware and fittings

Toilet, sink, tap, shower head. Prices can differ by up to 3 times depending on the brand.

8. Joinery

Double-glazed PVC, wood, aluminium (with thermal break). Especially important along the coastline.

9. Exterior facade / insulation (if needed)

Varies depending on the board type, thickness and finish coat decision.

10. General contracting, project management, warranty

Not profit and risk, but an engineering + management service — an item that should be shown transparently.

Work item 2026 Edremit Bay general market range
Bathroom renovation (complete, standard materials)~180,000-300,000 TRY
Kitchen renovation (cabinets + countertop, standard)~120,000-220,000 TRY*
Interior paint (incl. light prep, paintable surface)~180-300 TRY/m²
Flooring — laminate~900-1,250 TRY/m²
Flooring — ceramic~1,200-1,850 TRY/m²
Exterior facade insulation (standard)~1,500-2,200 TRY/m²
Roof renewal (tile/onduline)~3,400-3,750 TRY/m²
Turnkey summer-home renovation (mid-range)~10,000-18,000 TRY/m²

*Excludes appliances and major plumbing/electrical changes. Ranges are regional research references as of 08.08.2026, not a commitment; the exact price is set 24-48 hours after a free survey.

Summer home vs. permanent residence difference

In summer homes, usage intensity is low; but humidity and closed-season risk are high. That is why, in summer homes:

  • Antifungal paint, breathable plaster and moisture-absorbing items are added.
  • The water installation is designed to be drainable.
  • Joinery and shutters are chosen more robustly.

In permanent residences, on the other hand, annual wear and tear is factored in, and the quality-usage balance comes to the fore.

Seasonal price fluctuations

In the Edremit bay, material and labor prices peak between April and June; between October and February, it may be possible to get a quote 10-15% more favourable. Since weather conditions limit painting and exterior facade work by season, planning should start early.

For a current national reference on price movement: according to TÜİK's May 2026 Construction Cost Index, construction costs across Türkiye rose 29.84% year-on-year. This is not a renovation price index specific to the Edremit Bay; final renovation prices in the region also vary with labor, season, logistics and project scope.

What to consider when getting a quote

  • Is the quote broken down by item? A lump-sum single figure is not a transparent quote.
  • Which brand / model of material is written down? “First-grade tiles” is not a sufficient description.
  • Has the contractor clearly stated insurance, warranty period and service fees?
  • Is there a mechanism in the contract for surprise items? (for example, how hidden rusty pipes will be priced if they appear).
  • Is the payment plan phased? Asking for 100% upfront in one go is not right.

Common mistakes

  • Choosing the lowest quote — the difference is usually hidden in a skipped item.
  • Asking for a quote before making design decisions — an undefined scope cannot be compared.
  • Trusting the phrase “turnkey” without asking for a written item list.
  • Buying the materials yourself and separating labor, breaking the warranty chain.
  • Not accounting for the insulation drying time in bathroom / kitchen work started during October-March.

What to look for during the site survey

  • The type of existing plumbing and the age of the fuse box.
  • Bathroom and kitchen screed slopes.
  • Exterior insulation condition and joinery type.
  • Existing material stocks (can intact parts from demolition be reused?).
  • Elevator / stairs access (if it's an apartment building).

Yamanlar Renovation's approach for 2026

For 2026, we commit to the following framework:

  • A transparent list in every quote, broken down by item and specifying material brands.
  • A surprise-item mechanism (how hidden issues will be priced) written into the contract.
  • Weekly progress reports with photos.
  • 12-month material and workmanship warranty after the work.

Frequently Asked Questions

How long does a complete home renovation take?

2-3 months is typical for a 100 m² flat. If hidden surprises appear in an older building, it can extend by 1-2 weeks.

Is it sensible to divide the renovation into phases?

If the budget is limited, yes — for example, first the bathroom, then the kitchen, then the facade. In between, the building data stays fresh and material compatibility can be checked.

Would I save money by buying my own materials?

Sometimes yes, but the warranty chain breaks; incompatible materials may require extra labor. A hybrid model works well: critical items through us, decorative products supplied by you.

Is there bank credit / municipal support?

Individual renovation loans (home support packages) vary by bank. For restoration support on registered buildings in Edremit, Burhaniye or Ayvalık, we work together with the Conservation Board process.
